Combi Conversion & Heating Overhaul, Sale

A 1930s semi in Sale, WA15, running on a 30-year-old gas back boiler hidden behind the living-room fireplace, with a gravity-fed system, loft tanks and an airing cupboard given over entirely to a hot water cylinder. The owners wanted to free up the space, lose the ageing back boiler and bring the heating into the modern era. We designed a full combi conversion: decommissioning the old back boiler and gravity system, removing the redundant cold-water loft tanks and cylinder, and installing a modern high-efficiency Vaillant ecoTEC combi relocated into the loft. The most technically demanding part of the job was the copper pipework routing through the loft space — every run planned and dressed cleanly to feed the relocated boiler, isolate the old system and tie into the existing radiator circuit without compromising flow. Before the new appliance went on, the whole system was power-flushed to strip out three decades of magnetite sludge, and an Adey MagnaClean filter was fitted to protect the new heat exchanger. Every radiator was balanced, the system dosed with inhibitor, a smart thermostat configured to the owners’ phones, and the gas tightness verified before handover. The result freed up a full airing cupboard, removed the redundant tanks from the loft, and lifted the property’s overall energy efficiency rating by 35% — and the loft pipework layout is neat enough that we’re happy to show it off as a demonstration of our installation standards.
